What pest control really costs in Montreal, the short answer

There is no official price schedule for pest control in Quebec. Neither the provincial government, nor the City of Montreal, nor any professional body publishes a reference rate. The only public figures are the ones companies post on their own websites, on a given date.

Two Quebec companies publish a dated price list. Rive Nord Extermination, in a list published on March 20, 2026, quotes a bed bug treatment between $350 and $850, a mouse intervention starting at $250 and a wasp nest between $150 and $650. Exterminateurs Associés, on a page updated September 22, 2025, quotes $250 to $600 per bed bug treatment and $200 to $400 for mice.

Those figures belong to those two companies, on those two dates. They are not average market prices for Montreal, and nobody can honestly publish one. At Axion, service starts from $99 and the quote is free, because the real price depends on what the technician finds on site.

The price lists published in Quebec, pest by pest

Here, side by side, are the only two dated Quebec price lists we were able to verify. Read them as two named examples, not as an average.

The spread is the first thing you notice. On bed bugs, the low end from Exterminateurs Associés starts at $250 while the low end from Rive Nord Extermination starts at $350, and the high end reaches $850. Same pest, roughly triple the price. That is not caprice. It is that these prices do not describe the same job.

The second gap worth noting is the inspection. Rive Nord Extermination charges from $125. Exterminateurs Associés charges $50 to $100 but credits it against the final bill. On the same infestation, the starting difference already reaches $125 before a single product is applied. That is exactly the kind of detail that makes two quotes incomparable when you only look at the treatment figure.

Notice what is missing, too. Neither list publishes a price for cockroaches or for rats. We will not invent one. If you are looking for what cockroach control in Montreal or rodent control in Montreal costs, no reliable public price list exists and only a quote after inspection means anything.

Why nobody can give you a firm price over the phone

Because the price depends on how many visits are needed, and how many visits are needed depends on what is found. That is especially true of bed bugs.

According to the Institut national de santé publique du Québec, in its environmental health bulletin of January 2010, a single bed bug treatment is not enough. The half-life of registered insecticides is too short to kill the bugs that hatch after the application. The INSPQ puts the interval between the first and second treatment at 2 to 6 weeks, and recommends a follow-up visit 2 to 4 weeks after each application.

The insect's biology explains the rest. Still according to the INSPQ, a bed bug lays 2 to 5 eggs a day and 300 to 500 eggs over its lifetime, and eggs hatch in 10 to 14 days. A treatment that kills the adults without coming back for the next generation settles nothing.

The same logic applies to other pests. With rodents, the entry points have to be found and sealed, or the mice come back through the same hole. With a wasp nest, everything depends on height and access. None of those variables is visible over the phone.

What drives the bill up

Four concrete factors, all verifiable, account for most of the spread.

The size of the building

A building is treated as a whole, not unit by unit. The City of Montreal states that when a bed bug infestation is reported, the entire building must be inspected. And the risk climbs with the number of doors. In its situation report published in 2019 on 2017 data, the Montreal Regional Public Health Department measured bed bug prevalence at 1.9 % in buildings of 5 units or fewer, 5.2 % in buildings of 6 to 11 units and 6.3 % in buildings of 12 units or more. A twelve-door walk-up is not a single-family home, neither in risk nor in cost.

The number of rooms and the access

A cluttered studio takes longer than a well-prepared three-bedroom. Mattresses, for their part, are treated with steam rather than insecticide, the INSPQ specifies, because steam kills the eggs. The pest itself

Not every pest calls for the same work. In the Rive Nord Extermination list of March 20, 2026, carpenter ants run from $650 to $1,250 while sowbugs and earwigs start at $225. The difference is technical, not commercial. Carpenter ants tunnel into structural wood and the nest has to be located, sometimes outside the building. Add-on work

Sealing rodent entry points is not the same job as setting bait. Exterminateurs Associés presents entry point sealing as an add-on service that can exceed $650, on top of the treatment itself. A rodent quote that looks low probably leaves that part out.

Montreal regulatory obligations

In Montreal, an exterminator must declare every bed bug intervention to the City of Montreal within 5 days. The company must also hold an annual commercial pesticide use licence, billed at $215 a year. Those are real costs and real administrative time that a company carries and an unlicensed operator does not. That is part of the explanation when a price looks abnormally low.

Cheap exterminators, what a low price usually hides

Most often it hides a one-shot treatment with no follow-up visit. And a single bed bug treatment does not work, the Institut national de santé publique du Québec is explicit about it. You pay $250, the infestation is back three weeks later, you pay again. The bargain package turns out to be the expensive one.

Here is what usually disappears from a very low quote.

• The follow-up visit. It is what kills the generation that hatched from the eggs, 2 to 4 weeks after the application according to the INSPQ. Without it, the first visit only buys time.
• The written guarantee. A verbal promise gives you no recourse. Ask for the document, read the term and what it covers.

Tenant or landlord, who pays the bill

As a general rule, it falls to the landlord to act. According to the Tribunal administratif du logement, the presence of cockroaches, bed bugs, ants, rats or mice is a matter of unsanitary conditions, and the landlord must keep the dwelling in good habitable condition. The tenant, for their part, has every interest in reporting the infestation in writing and cooperating with the preparation, otherwise the treatment fails and the conversation gets harder.

How to get a fair price

By having an inspection done before you compare, and by comparing quotes that cover the same thing. Here are the questions to put to every company you call.

• How many visits does the price cover? For bed bugs, one visit is not enough according to the INSPQ.
• Is there a written guarantee, and for how long? Have the text sent to you.
• Is the inspection fee credited against the bill? Exterminateurs Associés states that it credits its $50 to $100 inspection fee against the final bill. That is not automatic everywhere.
• Is the technician certified and does the company hold its licences? Categories CD5 and CD6, MELCC licence, Montreal municipal licence.
• Are the products registered with Health Canada? And how long before you can go back into the home? The INSPQ says at least 6 hours after the application.
• What happens if it comes back? The answer will tell you more than the number.
